# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 03/08/2026 - Proposed block plan received by the Local Planning Authority on 03/08/2026 - Proposed elevations received by the Local Planning Authority on 03/08/2026 - Existing and proposed roof plans received by the Local Planning Authority on 01/10/2026 - Existing and proposed side elevations received by the Local Planning Authority on 01/10/2026 - Proposed ground floor plan amended received on the Local Planning Authority on 23/09/2026 - Proposed first floor plan amended received on the Local Planning Authority on 23/09/2026 REASON: To accord with the terms of the planning application.
3 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
4 Prior to the development being brought into permitted end use, a scheme which outlines the proposed sound insulation measures to be implemented between dwellings shall be submitted to and approved in writing by the Local ProPG: Noise and Planning document specifically addresses schemes with incompatible room design which have the potential to cause disturbance. The approved scheme shall be completed prior to the first end use of the development and shall thereafter be retained. REASON: To minimise the disturbance by noise of future residential occupiers of the flats hereby permitted and in the interest of neighbour amenity and in accordance with Local Plan Policy SD4.
5 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
6 The proposed accommodation hereby approved shall be occupied for work/holiday purposes only and shall not be occupied as a persons sole, or main place of residence. The owners/operators shall maintain an up-to-date register of the names of all occupiers of individual rooms, and of their main home addresses, and shall make this information available at all reasonable times to the Local Planning Authority. REASON: To ensure that the approved work/holiday accommodation is not used for unauthorised permanent residential occupation which has not been considered.
7 Cycle Parking Laid Out No part of the development hereby approved shall be occupied until the areas shown on the approved plans for parking, storage and manoeuvring of cycles have been constructed and laid out in accordance with drawing ' Proposed ground floor plan amended' received by the local planning authority on 23 September 2026, and thereafter such areas shall be retained solely for such purposes. Reason; To ensure a satisfactory form of development and in the interests of highway safety having regard for Local Plan Policy SD4 and NPPF Policies relating to sustainable transport (TR series) and high-quality design (DP series).
8 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
