REASON: To ensure that any archaeological interest is appropriately recorded in accordance with Policy HE3 of the Redcar and Cleveland Local Plan. |
| 4 | The development hereby approved shall be carried out in accordance with the Construction Contaminated Land Management Plan (Rev 2) received by the Local Planning Authority on 11/08/2026. REASON: To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised. |
| 5 | If, during development, contamination not previously identified is found to be present at the site then no further development on that part of the site (unless otherwise agreed in writing with the local planning authority) shall be carried out until the developer has submitted a remediation strategy to the local planning authority detailing how this unsuspected contamination shall be dealt with and obtained written approval of that remediation strategy from the local planning authority. | 13 | The permanent fencing for the development hereby permitted shall accord with the details approved on the ‘Overall Plot Plan for DCO’ Ref. DCO-21774C-006 under RCBC ref. P/2025/0365/CD. Reason: To ensure suitable post construction fencing is provided at the site in accordance with Policy SD4 of the Redcar and Cleveland Local Plan. |
| 14 | Should the development be decommissioned at the same time as the Net Zero Teesside Project, it shall accord with the details submitted and approved under Requirement 32 (Decommissioning) of the Net Zero Teesside Order. If the development is required to be decommissioned in advance of or otherwise separately to the decommissioning of the wider Net Zero Teesside Project, a Decommissioning Strategy will be submitted to and approved by the Local Planning Authority prior to the commencement of any decommissioning. Decommissioning of the development shall thereafter proceed in accordance with the approved Decommissioning Strategy. REASON: To ensure the environmental effects of decommissioning are appropriately managed and the potential risk to human health minimised as far as possible. |
| 15 | Prior to the development hereby approved becoming operational the applicant shall ensure that the relevant amount of biodiversity credits as agreed in the Biodiversity Gain Plan submitted to and approved by the Local Planning Authority are secured. The Biodiversity Gain Plan must include : - information about the steps taken or to be taken to minimise the adverse effect of the development on the biodiversity of the onsite habitat and any other habitat; - the pre-development biodiversity value of the onsite habitat; - the post-development biodiversity value of the onsite habitat; - any registered offsite biodiversity gain allocated to the development and the biodiversity and the biodiversity value of that gain in relation to the development; - any biodiversity credits purchased for the development; and - any such other matters as the Secretary of State may by regulations specify. Evidence of the credits being secured shall be submitted to Local Planning Authority in writing. REASON: To ensure the delivery of biodiversity net gain. |
| 16 | The development shall not become operational until a Habitat Management and Monitoring Plan (the HMMP), prepared in accordance with the approved Biodiversity Gain Plan has been submitted to, and approved in writing by, the local planning authority and including: (a) a non-technical summary; (b) the roles and responsibilities of the people or organisation(s) delivering the [HMMP]; (c) the planned habitat creation and enhancement works to create or improve habitat to achieve the biodiversity net gain in accordance with the approved Biodiversity Gain Plan; (d) the management measures to maintain habitat in accordance with the approved Biodiversity Gain Plan for a period of 30 years from the completion of development; and (e) the monitoring methodology and frequency in respect of the created or enhanced habitat to be submitted to the local planning authority. REASON: To ensure the delivery of biodiversity net gain. |
