# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 02/03/26 Site and Location Plan (Dwg No. 002 Rev A) received by the Local Planning Authority on 30/03/26 Proposed Plans and Elevations (Dwg No. 001) received by the Local Planning Authority on 30/03/26 REASON: To accord with the terms of the planning application.
3 The development hereby approved in principle shall not be occupied until the areas for vehicle parking have been constructed and laid out in accordance with the approved drawing 002 Rev A. Dated 02/02/26, or such plans which are subsequently submitted to and approved in writing by the Local Planning Authority. Such areas shall thereafter be retained in perpetuity for the sole purpose of parking vehicles. Reason; To ensure a satisfactory form of development and in the interests of highway safety having regard for Local Plan Policy and sections 9 and 12 of the NPPF.
4 Prior to installation, full details and/or samples of all materials including render, roof les/slates, rainwater gutters and pipes, windows and doors, to be used in the external elevations and for the roof, shall be submitted to and approved in writing by the local planning authority. REASONS: To safeguard the special character of the adjacent listed park and garden and the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
5 Prior to installation, full details and/or samples of the solar panels, together with a method statement for their incorporation into the roof slope, shall be submitted to and approved in writing by the local planning authority. REASONS: To safeguard the special character of the adjacent listed park and garden and the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
6 In the event that contamination is found at any time when carrying out the approved development that was not previously identified it must be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment must be undertaken, and where remediation is necessary a remediation scheme must be prepared which is subject to the approval in writing of the Local Planning Authority. Following completion of measures identified in the approved remediation scheme a verification report must be prepared, which is subject to the approval in writing of the Local Planning Authority Following completion of the development a report must be submitted confirming that unexpected contamination was not encountered during the development. Reason : To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors.
7 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
8 Development shall not commence until a detailed scheme for the disposal of foul water from the basement development hereby approved has been submitted to and approved in writing by the Local Planning Authority in consultation with Northumbrian Water. Thereafter the development shall take place in accordance with the approved details. REASON: To prevent the increased risk of flooding from any sources in accordance with the NPPF.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
