# Condition Details
1 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 09/01/2026 Garage floor plan received by the Local Planning Authority on 12/01/2026 Proposed side elevation received by the Local Planning Authority on 12/01/2026 REASON: To accord with the terms of the planning application.
2 The premises shall not be open to customers outside the following hours:- Monday to Friday 06:00 – 20:00 Saturdays 09:00 - 16:00 Not at all on a Sunday or Bank Holiday REASON: To ensure the development would not cause any issues in terms of noise and disturbance in the interest of residential amenity in accordance with policy SD4 of the Local Plan.
3 The use hereby approved shall provide 1:2:1 personal training sessions which shall not exceed more than 40 sessions per week. REASON: For the avoidance of doubt and to ensure the proposals would not result in any adverse impacts in relation to neighbour amenity or highway safety and to accord with policy SD4 of the Redcar and Cleveland Local Plan.
4 The use hereby permitted shall be carried out only by Mr and Mrs Reed and only providing they reside at the property. Should the premises cease to be occupied by Mr and Mrs Reed the use hereby permitted shall cease. REASON: The use has been considered and assessed based on the business model provided by the applicants and has been deemed acceptable based on this information.
5 Parking shall be made available for use for customers within the curtilage of the property at all times. All customers and users of the gym shall ensure they park within the curtilage of the site. REASON: In the interest of highway safety in accordance with policy SD4 of the Redcar and Cleveland Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
