1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan, site plan; existing and proposed floor plans Amended received by the Local Planning Authority on 02/03/2025 - Existing and proposed elevations Amended received by the Local Planning Authority on 02/03/2025 - En-suite waste pipe routing received by the Local Planning Authority on 11/02/2026 REASON: To accord with the terms of the planning application.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
4 Informative Note: Northern Gas Works note there may be apparatus in the area that may be at risk during construction works and should the planning application be approved, then we require the promoter of these works to contact us directly to discuss our requirements in detail.
