# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan (Dwg No. 2025.070.PP02) received by the Local Planning Authority on 17/11/25 Proposed Floor Plans and Elevations (Dwg No. 2025.070.PP01) received by the Local Planning Authority on 17/11/25 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Prior to occupation of the two storey extension hereby approved, the proposed window(s) in the side (east) elevation shall be obscure glazed and thereafter retained as such at all times. REASON: To ensure the development would not cause any issues in terms of overlooking or loss of privacy in the interest of residential amenity in accordance with policy SD4 of the Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
