| 2 | Prior to removal of the rear window and re-opening of the former doorway, a detailed method statement outlining how the masonry and window will be removed shall be submitted to and approved in writing by the local planning authority. The work shall be carried out in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building as the required by Policy HE2 of the adopted Local Plan. |
| 3 | Prior to construction of the new bay window structures, rear extension and rear glass house, full details and/or samples of the materials including bricks, masonry, pantiles, door, cornicing, cills, roof structure and glazing and rainwater goods shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building, the conservation area and the settings of adjacent listed buildings as required by policies HE1 and HE2 of the adopted Local Plan. |
| 4 | Prior to installation, full details of the design, dimensions and materials of all new windows including method of opening, along with details of rebate and reveal, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. Trickle vents shall not be fitted to the windows. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan. |
| 5 | Prior to installation of the railings, full details and/or samples along with a method statement outlining how they will be attached to the masonry plinth, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan. |
