# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Plans and Elevations (ref 25-178-002B-P Rev B) received by the Local Planning Authority on 25.11.2025 REASON: To accord with the terms of the planning application.
3 During the works, if hidden historic features are revealed they should be retained in-situ. Works shall be halted in the relevant area of the building and the Local Planning Authority should be notified immediately. Failure to do so may result in unauthorised works being carried out and an offence being committed. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area as required by policies HE1 and HE2 of the adopted Local Plan.
4 Prior to Removal of the current shopfront, sectional details of the replacement shopfront and doors, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area as required by policies HE1 and HE2 of the adopted Local Plan.
5 Prior to removal of the current shopfront and installation of the new shopfront, a method statement describing how the work is to be executed is to be submitted to and approved in writing by the local planning authority before the development is commenced. The work shall be carried out in accordance with the approved method statement. REASON: To safeguard the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
6 Prior to application of internal wall treatments and finishes, full details shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
