# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Plans (ref Drawing 003 rev C) received by the Local Planning Authority on 16.12.2025 Proposed Elevations (ref Drawing 004 rev A) received by the Local Planning Authority on 16.12.2025 REASON: To accord with the terms of the planning application.
3 Prior to the development hereby approved being brought into first use the developer must provide an noise impact assessment, to be carried out by a competent person in accordance with all relevant guidance and standards and of sufficiently robust design to suitably identify any noise issues associated with the development. Should the assessment identify that noise may detrimentally impact on residents, then a noise management plan must be provided stating the noise mitigating practices/equipment which is proposed to be installed/implemented. Reason In the interest of residential amenity in accordance with Policy SD4 of the Redcar and Cleveland Local Plan 2018.
4 Prior to installation, full details and/or samples of materials including cladding and windows and doors, to be used in the external elevations shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To preserve the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
