# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 13/10/25 Proposed Site Plan received by the Local Planning Authority on 13/10/25 Proposed Plans and Elevations (Dwg No. 002 Rev D) received by the Local Planning Authority on 12/05/26 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details and/or samples of roof tiles, rainwater gutters and pipes, windows and doors, rooflights and fascia boards to be used in the external elevations and for the roof, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area and the settings of adjacent listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan.
4 Prior to construction of the external staircase, full details and/or samples of bricks and stairs shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area and the settings of adjacent listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
