# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location and site plan received by the Local Planning Authority on 10/10/2025 - Proposed basement plan received by the Local Planning Authority on 10/10/2025 - Proposed ground floor plan received by the Local Planning Authority on 10/10/2025 - Proposed first floor plan received by the Local Planning Authority on 10/10/2025 - Proposed second floor plan received by the Local Planning Authority on 10/10/2025 - Proposed elevations front and side received by the Local Planning Authority on 10/10/2025 - Proposed elevations rear and side received by the Local Planning Authority on 10/10/2025 - Proposed sections received by the Local Planning Authority on 10/10/2025 REASON: To accord with the terms of the planning application.
3 Within three months of the date of this approval, a detailed scheme for the disposal of foul water from the basement development hereby approved shall be submitted to and approved in writing by the Local Planning Authority in consultation with Northumbrian Water. Thereafter the development shall take place in accordance with the approved details. REASON: To prevent the increased risk of flooding from any sources in accordance with the NPPF.
4 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
5 The development hereby approved shall be carried out in accordance with the mitigation details within the submitted Flood Risk Assessment received by the local planning authority on the 10/10/2025. The mitigation measures shall be retained and maintain throughout the lifetime of the development. REASON: To protect future occupiers from flooding in accordance with Local Plan Policy SD7.
6 Prior to the development being brought into end use, a detailed acoustic report shall be submitted to and approved by the Local Planning Authority. The detailed acoustic report shall be carried out by a competent person and shall detail the existing noise climate at the development site. The aim of the report will be to establish whether sound attenuation measures are required to protect existing residents from the transferral of sound from the proposed premises. In the event that the acoustic report finds that the following noise levels would be exceeded, a noise insulation scheme shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be permanently retained whilst the permitted use continues. REASON: In the interest of neighbour amenity in accordance with Local Plan Policy SD4.
7 The development hereby permitted shall not come into use until the highway works detailed below have been carried out in accordance with such plans which are submitted to and approved in writing by the Local Planning Authority: a) Introduction of a kerb line between the public and private area on ‘Station Road back street joining Turners Street’ Reason: In the interests of providing a safe means of access to the site by all modes of transport and to, minimise disruptions to the free flow of traffic having regard for Local Plan Policy SD4 and sections 9 and 12 of the NPPF
8 The delivery and despatch of goods to and from the site shall be limited to the hours of 08:00 and 17:00 on Mondays to Fridays, 08:00 and 13:00 on Saturdays, and at no time on Sundays or Public Holidays. REASON: To ensure the retention of an environment free from intrusive levels of noise and activity in the interests of the amenity of the area in accordance with Local Plan Policy SD4.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
