# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 03/09/2025 - Site Plan received by the Local Planning Authority on 18/09/2025 - Proposed layout received by the Local Planning Authority on 03/09/2025 - Proposed EV charger received by the Local Planning Authority on 18/09/2025 REASON: To accord with the terms of the planning application.
3 The hardstanding area hereby approved shall be constructed using Drivesett Tegula blocks in Charcoal The walls hereby approved shall be constructed with Burford brick with an ironstone finish. REASON: To protect the character and appearance of the site in accordance with Local Plan Policy HE1 and SD4.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
5 Informative Note: The proposed hardstanding and walling are within the Rott Protection Zone of the Birch tree in the front garden of No. 21 Yearby Road. Any works causing damage or having a detrimental effect could be seen as criminal damage.
