# Condition Details
1 The proposed development, due to the loss of the existing stone plinth, would have an adverse impact on the character and appearance of the Saltburn Conservation Area. The application is therefore contrary to policy HE1 of the Redcar and Cleveland Local Plan and the guidance and actions contained within the Saltburn Conservation Area Management Plan.
2 The proposed development, due to the provision of a drive crossing facility required for the parking space and the restriction in dimensions for the parking space, would have a negative impact on public parking in the area and raises issues in terms of highways safety. The application is therefore contrary to part p of policy SD4 of the Redcar and Cleveland Local Plan.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however has requested a decision on the plans as submitted.
