# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed plans and elevations (ref DWG 001) received by the Local Planning Authority on 20.06.2025 REASON: To accord with the terms of the planning application.
3 The garage conversion hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 17 Gypsy Lane and shall not be independently occupied. REASON: Given the nature of the approved development the Local Planning Authority considers a condition is required to limit the use of the annexe to one which is incidental to the use of the main dwelling in order not to prejudice Local Plan policy SD4 in relation to impacts on residential amenity.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
