# Condition Details
1 The proposed development due to the height, length, location and design of the proposed fence will have a detrimental impact on the character and appearance of the area. The proposal is therefore contrary to parts (j) and (k) of policy SPD4 of the Redcar and Cleveland Local Plan.
2 The proposed development due its design and location is considered to result in an environment for those using the footpath of being less safe and secure in conflict with parts (b) and (m) of Policy SD4 of the Redcar and Cleveland Local Plan.
3 The application due to lack of information including a completed Small Sites Metric, fails to comply with part (o) of Policy SD4 Policy N4 (Biodiversity and Geological Conservation) of the Redcar and Cleveland Local Plan and the requirements set out in Schedule 7A of the Town and Country Planning Act 1990 (inserted by the Environment Act 2021).
