# Condition Details
1 The development hereby permitted shall be completed within 3 years from the date of this permission. Reason: By virtue of the provision of Section 2, Part 3 Class Q.2(3) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 20/05/2025 - Proposed site plan received by the Local Planning Authority on 20/05/2025 - Proposed ground floor plan received by the Local Planning Authority on 20/05/2025 - Proposed first floor plan received by the Local Planning Authority on 20/05/2025 - Proposed elevations sheet 1 received by the Local Planning Authority on 20/05/2025 - Proposed elevations sheet 2 received by the Local Planning Authority on 20/05/2025 REASON: To accord with the terms of the planning application.
3 Prior to the first occupation of the development, hereby approved, boundary walls and fences shall have been erected in accordance with a scheme that has first been submitted to and agreed in writing with the Local Planning Authority. The boundary walls and fences shall thereafter be maintained unless the express consent of the Local Planning Authority is given. REASON: To ensure that the external appearance of the development is compatible with the immediate surroundings of the site and the area as a whole in accordance with Redcar and Cleveland Local Plan Polices SD4 and N1.
4 No external lighting shall be installed other than in complete accordance with a scheme that has previously been approved in writing by the Local Planning Authority. REASON: In order that the Local Planning Authority can consider the impact of the proposed lighting scheme and avoid environmental pollution in accordance with Local Plan Policies SD4 and N1
5 Prior to the occupation of any of the residential units hereby approved a final signed nutrient neutrality certificate supplied by Natural England shall be obtained and submitted to the Local Planning Authority in writing. REASON: To ensure adequate nutrient mitigation is provided for the development
