# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location plan (PL01) received by the Local Planning Authority on 14/05/2025 Proposed site plan (PL03) received by the Local Planning Authority on 14/05/2025 Proposed floor plans (PL06) received by the Local Planning Authority on 14/05/2025 Proposed elevations (PL07) received by the Local Planning Authority on 14/05/2025 REASON: To accord with the terms of the planning application.
3 Notwithstanding the details submitted within the application, final details of the boundary treatment to the front of the site (including positioning, height, design, materials and location of any gates) shall be submitted to and approved in writing within the Local Planning Authority prior to the use hereby approved coming into effect. The boundary treatments shall be installed in accordance with the approved details and retained for the lifetime of the development. REASON: To ensure suitable boundary treatments which would respect and enhance the character and appearance of the street scene and conservation area and to ensure adequate parking and access to the site in relation to highways safety in accordance with policies SD4 and HE1 of the Redcar and Cleveland Local Plan
4 Prior to the use hereby approved coming into effect a full Travel Plan (for staff and visitors) shall be submitted to and approved in writing by the Local Planning Authority. The approved Travel Plan shall be implemented in full prior to first occupation and complied with for the lifetime of the development. REASON: To promote sustainable transport measures for visitors/staff/residents having regard for Local Plan Policy and section 9 of the NPPF.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
