# Condition Details
1 The consent hereby granted for display of the proposed advertisement(s) shall expire five years from the date of this notice. REASON: As is required by Part 3 Paragraph 16(2)(c) of the Town & Country Planning (Control of Advertisements) Regulations 2007.
2 Standard Condition 1 – No advertisement is to be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission Standard Condition 2 – No advertisement shall be sited or displayed so as to – (a) endanger persons using any highway, railway, waterway, dock, harbour or aerodrome (civil or military); (b) obscure, or hinder the ready interpretation of, any traffic sign, railway signal or aid to navigation by water or air; or (c) hinder the operation of any device used for the purpose of security or surveillance or for measuring the speed of any vehicle. Standard Condition 3 – Any advertisement displayed, and any site used for the display of advertisements, shall be maintained in a condition that does not impair the visual amenity of the site. Standard Condition 4 – Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a condition that does not endanger the public. Standard Condition 5 – Where an advertisement is required under these Regulations to be removed, the site shall be left in a condition that does not endanger the public or impair visual amenity. REASON: Required to be imposed pursuant to Schedule 2 of the Town and Country Planning (Control of Advertisements) Regulations 2007
3 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 22/04/2025 - Sales Area Layout received by the Local Planning Authority on 22/04/2025 - Signage Plan received by the Local Planning Authority on 22/04/2025 - Adverts Tri Stack received by the Local Planning Authority on 23/04/2025 - Adverts Mini Monolith received by the Local Planning Authority on 23/04/2025 REASON: To accord with the terms of the planning application.
4 The advertisements hereby permitted shall be removed from the site and the land restored on or before 11/06/2030 unless a further consent of the Local Planning Authority has been obtained. REASON: The development is such that it would not be approved on a permanent basis in this location.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
