# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Floor Plans (ref DWG No. AJ/WHL/001) received by the Local Planning Authority on 16.04.2025 REASON: To accord with the terms of the planning application.
3 Prior to the use hereby approved being brought into active use a noise management plan to include a scheme of sound proofing, showing measures to deal with sound insulation of walls and floors between any adjoining residential properties shall be submitted to and approved in writing with the Local Planning Authority. The report shall also detail the controls to be implemented to ensure that noise from the development does not cause disturbance to nearby residential properties. The measures identified in the noise management plan shall be implemented prior to first use and retained for the lifetime of the development. REASON: In the interest of neighbour amenity in accordance with policy SD4 of the Redcar and Cleveland Local Plan.
4 Prior to the use hereby approved coming into operation a waste management strategy shall have been submitted to and approved in writing with the Local Planning Authority. The strategy shall be implemented in full prior to the use coming into eUect and remain in place for the lifetime of the development. REASON: To ensure suitable means of waste management are in place for the development.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
