# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan and site plan received by the Local Planning Authority on 16/04/2025 - Proposed plan received by the Local Planning Authority on 29/05/2025 - Proposed elevations received by the Local Planning Authority on 29/05/2025 - Metalwork details received by the Local Planning Authority on 16/04/2025 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details of the windows and doors to be used in the external elevations shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 The proposed double doors and decorative metal work to the front elevation hereby approved shall not open out onto the pavement to the front of the building. Both features shall inwards open into the building only. REASON: In the interests of highway safety in accordance with Local Plan Policy SD4.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
