3 During the works, if hidden historic features are revealed they should be retained in-situ. Works shall be halted in the relevant area of the building and the Local Planning Authority should be notified immediately. Failure to do so may result in unauthorised works being carried out and an offence being committed. REASONS: To safeguard the special character of the listed building as required by Policy HE2 of the adopted Local Plan.
4 Ceiling treatments are only to be installed in accordance with detailed method statements to be submitted to and approved in writing by the local planning authority before the development is commenced. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
5 Historic Internal door and window surrounds/mouldings, sills, dado rails and skirting are to be removed and re-installed in accordance with detailed method statements to be submitted to and approved in writing by the local planning authority before the development is commenced. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
6 Prior to installation of windows, doors, door frames and rainwater goods, full details along with method statements outlining how they will be installed shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building and the conservation area as required by policies HE1 and HE2 of the adopted Local Plan.
7 Roof repair/replacement is to be carried out in accordance with detailed method statements to be submitted to and approved in writing by the local planning authority before the development is commenced. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
8 Masonry repairs shall be carried out in accordance with the submitted "Masonry Condition Report, Budget and Specification" dated January 2025. REASON: To safeguard and enhance the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
