1 The proposed conversion of garage to habitable rooms including single storey rear/side extensions with pitch roof oversingle storey rear extension, due to its proportions, form and scale, in addition to existing extensions and outbuildings will not be subservient to the dwelling and will result in overdevelopment of the site. The extensions would result in a development out of size and scale with the host property and neighbouring properties contrary to the aims of part j of policy SD4 of the Redcar and Cleveland Local Plan (2018) and the Residential Extensions and Alterations Supplementary Planning Document (2013).
2 The proposed conversion of garage to habitable rooms including single storey rear/side extensions with pitch roof oversingle storey rear extension, due to its proportions, form and scale along the boundary with No. 18 Kilton Close would have an adverse overbearing impact on the amenities of the occupiers of the adjoining residential dwelling of 18 Kilton Close. The development would therefore be contrary to the aims of part b of policy SD4 of the Redcar and Cleveland Local Plan (2018) and the Residential Extensions and Alterations Supplementary Planning Document (2013).
