REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan. |
| 3 | Prior to installation of the equipment for ventilation and filtration to supress and disperse any fumes and/or smell created from the cooking operations on the premises (including details of noise attenuation), a scheme of works shall be submitted to and approved in writing by the Local Planning Authority. The development shall not be brought into end use until the approved ventilation equipment has been installed in accordance with manufacturer’s instructions and approved in writing by the Local Planning Authority. All equipment installed as part of the approved scheme shall thereafter be retained, operated and maintained in accordance with that approval. REASON: In the interests of the amenity of the area. |

| 5 | Prior to installation details of any external lighting to include details of light fall and brightness shall be submitted to and approved in writing by the local planning authority. Only approved lighting shall be installed and maintained as approved for the lifetime of the development. Reason In the interest of neighbouring amenity and to comply with policy SD4 of the Local Plan. |
| 6 | The development hereby approved shall only open to customers between the hours of 0900 to 2100 Monday to Saturday and 0900 to 1800 on Sundays and bank holidays. REASON: In the interest of residential amenity in accordance with policy SD4 of the Local Plan. |
| 7 | Prior to the use, hereby approved, commencing the parking spaces identified on the submitted site plan shall be delineated in accordance with a scheme first submitted to and approved in writing with the Local Planning Authority. The parking spaces shall remain for the lifetime of the development. REASON: To ensure the parking spaces are provided and delineated in the interest of highways safety in accordance with policy SD4 of the Redcar and Cleveland Local Plan. |
| 8 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary. |
