# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Existing floor plans and elevations received by the Local Planning Authority on 14/02/2025 - Proposed site plan and proposed garage elevations amended received by the Local Planning Authority on 10/02/2026 - Proposed plans and elevations received by the Local Planning Authority on 14/02/2025 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
5 Informative Note: Care should be taken during construction to ensure the roots and branches of the tree located on the public open space are protected and not damaged.
6 Informative Note: This application has considered only the proposed wall and fence to the side and rear of the property. This permission does not grant consent for a boundary treatment to the front of the dwelling.
