# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Floor Plan (ref L024071-104) received by the Local Planning Authority on 03.02.2025 REASON: To accord with the terms of the planning application.
3 Prior to the occupation of the residential unit hereby approved a final signed nutrient neutrality certificate shall be obtained and submitted to the Local Planning Authority in writing. The certificate shall demonstrate the purchase of necessary credits in accordance with the Teesmouth Nutrient Budget Calculator received by the Local Planning Authority on 11/04/2025. REASON: To ensure the development is nutrient neutral in accordance with the Conservation of Habitats and Species Regulations 2017.
