# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Elevation (ref 1056-CPM-P-EX-DR-A-2201) received by the Local Planning Authority on 15.01.2025 Proposed Roof Plan (ref 1056-CPM-P-EX-DR-A-2101) received by the Local Planning Authority on 15.01.2025 REASON: To accord with the terms of the planning application.
3 Prior to removal of the current roof Tilles, full details and/or samples of the replacement slates together with a detailed method statement outlining how the re-roofing will be carried out, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard and enhance the special character of the listed building, the conservation area and the settings of adjacent listed buildings as required by policies HE1 and HE2 of the adopted Local Plan and the aims of the adopted Saltburn Conservation Area Management Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
