# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Details (drawing ref 006 Rev 0 ) received by the Local Planning Authority on 15.01.2025 Proposed Details (drawing ref 007 Rev 0) received by the Local Planning Authority on 15.01.2025 Proposed Elevations (drawing ref 004 Rev D) received by the Local Planning Authority on 24.01.2025 Proposed Floor Plans (drawing ref 003 Rev B) received by the Local Planning Authority on 15.01.2025 Site and Location Plans (drawing ref 005 Rev 0) received by the Local Planning Authority on 19.12.2024 REASON: To accord with the terms of the planning application.
3 Prior to removal of the bay structures, a detailed method statement outlining how the current bays will be de-attached from the historic building and how the new structures will be tied into the historic building, shall be submitted to and approved in writing by the local planning authority. The work shall be carried out in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building as the required by Policy HE2 of the adopted Local Plan.
4 Prior to removal of the rear window and re-opening of the former doorway, a detailed method statement outlining how the masonry and window will be removed shall be submitted to and approved in writing by the local planning authority. The work shall be carried out in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building as the required by Policy HE2 of the adopted Local Plan.
5 Prior to construction of the new bay window structures, rear extension and rear glass house, full details and/or samples of the materials including bricks, masonry, pantiles, door, cornicing, cills, roof structure and glazing and rainwater goods shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building, the conservation area and the settings of adjacent listed buildings as required by policies HE1 and HE2 of the adopted Local Plan.
6 Prior to installation, full details of the design, dimensions and materials of all new windows including method of opening, along with details of rebate and reveal, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. Trickle vents shall not be fitted to the windows. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
7 Prior to installation of the railings, full details and/or samples along with a method statement outlining how they will be attached to the masonry plinth, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
8 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
