1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.

3 Notwithstanding the submitted drawing, prior to construction of the dormer details drawn at a scale of not less than 1:50 shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Notwithstanding the submitted drawing, prior to hte installation of the garage doors drawings at a scale of not less than 1:50 or manufacturer details to establish the garage door proposed shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
