# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Ground Floor Plan (ref Job794 Sheet no 5 Rev A) received by the Local Planning Authority on 17.12.2024 Proposed First Floor Plan (ref Job794 Sheet no 6 Rev A) received by the Local Planning Authority on 13.12.2024 Proposed Second Floor Plan (ref Job794 Sheet no 3) received by the Local Planning Authority on 13.12.2024 Proposed Elevations (ref Job794 Sheet no8 Rev A) received by the Local Planning Authority on 30.01.2025 REASON: To accord with the terms of the planning application.
3 Prior to raising the height of the forward boundary wall, samples of the brick and copings to be used along with details and/or samples of the railings shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. The brick bond shall match that in the existing wall. REASON: To safeguard the special character of the conservation area and the settings of nearby listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan.
4 Prior creating the door opening in the gable, full details of the door and railings, along with details of the finish of the door return, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area and the settings of nearby listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan.
5 Prior to installation, full details and/or a sample of the rooflights shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. 6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
