# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Plans and Elevations (ref P02-002-D) received by the Local Planning Authority on 20.12.2024 Shopfront elevation (without canopy)(ref F01-003) received by the Local Planning Authority on 06.12.2024 Shopfront elevation (with canopy) (ref F01-004) received by the Local Planning Authority on 06.12.2024 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details of the design and finish of the windows shall be submitted to and approved in writing by the local planning authority. Trickle vents should be obscured within the rebate if fitted. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to installation, the colour of the canopy shall be agreed in writing with the local planning authority. The development shall be completed in accordance with the approved details. 5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
