# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans and detailed materials: - Location plan received by the Local Planning Authority on 12/11/2024 - Proposed Floor Plans and Elevation; Site Plan and Landscaping AMENDED (Rev F) received by the Local Planning Authority on 30/09/2025 REASON: To accord with the terms of the planning application.
3 The external elevations of the existing dwelling and proposed extensions and front boundary wall/fence shall be finished with a white render and timber cladding in accordance with the Proposed Floor Plans and Elevations; Site Plan and Landscaping Amended drawing received by the Local Planning Authority on the 30/09/2025. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
5 Informative Note: The proposed gate to the front of the driveway shall not exceed 1m in height.
