| 3 | The proposed parking space shall be constructed in accordance with the proposed site plan received on 12th November 2024. The parking space shall be constructed from porous/permeable materials or provision made to direct run-off water from the hard surface to a permeable or porous area or surface within the curtilage of the application site. Reason; In the interests of highway safety and to prevent increase risk of flooding from surface water run-off in accordance with Local Plan Policy SD4. |
| 4 | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 2015, (or any Order revoking or re-enacting that Order) no enlargement of 5 William Street onto the land subject of this permission shall be carried out without the express consent of the Local Planning Authority. REASON: To safeguard the character and appearance of the development and local area in accordance with Local Plan Policy SD4. |
| 5 | Notwithstanding the provisions of the Town and Country Planning General Development Order, 2015 (or any Order revoking or re-enacting that Order), no detached buildings shall be erected within the land subject of this permission, without the express consent of the Local Planning Authority. REASON: To safeguard the character and appearance of the development. |
| 6 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary. |
