# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed plans and elevation (ref Drawing Page 02) received by the Local Planning Authority on 25.11.2024 REASON: To accord with the terms of the planning application.
3 The area of hard standing shall either the have the hard surface made of porous materials, or provision made to direct run-off water from the hard surface to a permeable or porous area or surface within the curtilage of the dwellinghouse. REASON: In the interest of controlling surface water drainage and to comply with The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
5 Informative Note: The applicant shall contact Engineering on 01287 612594 to discuss the provision of a permanent vehicular crossing.
