1 The proposal in seeking to render and paint the external facing materials would serve to renew and perpetuate an existing detractor from the character and setting of the Conservation Area contrary to the aims of the Conservation Area Management Plan which is further supported by the removal of permitted development rights under the Article 4 Direction. Therefore the proposal is considered to be contrary to the Policies SD3 and HE1 of the Local Plan along with the requirements of the Act and the guidance within the NPPF.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
