# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 26/09/24 Proposed Site Plan received by the Local Planning Authority on 26/09/24 Proposed Floor Plans received by the Local Planning Authority on 26/09/24 REASON: To accord with the terms of the planning application.
3 The use of the premises hereby approved shall be operated in accordance with the Noise Management Plan received by the Local Planning Authority on 06-12-2024. REASON: To ensure that the any activity associated with the use of the property as a nursery would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Redcar and Cleveland Local Plan.
4 Prior to the first occupation of the building, a Pick-up and Drop-off Management Plan shall be submitted to and approved in writing by the Local Planning Authority. The Pick-up and Drop-off Management Plan shall detail how arrangements for pick-ups and drop-offs of children at the site will be managed. The Management Plan shall be implemented as part of the change of use hereby approved and retained in perpetuity. REASON: In the interests of the free flow of traffic, highway safety and the amenities of residents having regard for Local Plan Policy and section 9 of the NPPF.
5 The use hereby permitted shall not be operational except between the hours of 07:00 and 18:30 on Mondays to Fridays, excluding Bank or Public Holidays. Reason: To safeguard the amenities of the locality and to comply with policy SD4 of the Redcar and Cleveland Local Plan.
6 Prior to the first occupation of the building, a travel plan relating to staff, shall be submitted to and approved in writing by the Local Planning Authority. The travel plan shall detail how arrangements for staff parking and travel to work will be managed. The Travel Plan shall be implemented as part of the change of use hereby approved and retained in perpetuity. REASON: In the interests of the free flow of traffic, highway safety and the amenities of residents having regard for Local Plan Policy and section 9 of the NPPF.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
