# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 19/08/24 Proposed Ground Floor Plans by the Local Planning Authority on 18/11/24 Proposed Elevations by the Local Planning Authority on 18/11/24 Car Port and Workshop Details by the Local Planning Authority on 19/08/24 REASON: To accord with the terms of the planning application.
3 The replacement windows and doors shall be in accordance with Appendix 3 – SCA LDO Drawing’s No.1 and No.3 of the Saltburn Article 4 Direction and Local Development Order 2021 Reason: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to installation, full details of the design, dimensions and fixing method of the PV/solar panels shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 Informative Note: Please be aware of the concerns raised regarding the suitability of Gill Street for deliveries and the responsibilities for care against damage to third party properties. These are civil matters raised for your information.
