# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Existing plans and elevations received by the Local Planning Authority on 22/08/2024 - Proposed plans and elevations Amended 20 12 024 received by the Local Planning Authority on 20/12/2024 REASON: To accord with the terms of the planning application.
3 Prior to being brought into end use there shall be a scheme of sound proofing showing measures to deal with sound insulation of walls and floors between the adjoining properties submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented prior to the end use of the development and maintained thereafter. REASON: To ensure the retention of an environment free from intrusive levels of noise and activity in the interests of the amenity of the future residential occupants from the proposed development created in accordance with Local Plan Policy SD4.
4 Prior to being brought into end use an odour impact assessment should be submitted to and approved in writing by the Local Planning Authority. The odour impact assessment shall be carried out by a competent person in accordance with all relevant guidance and standards and of sufficiently robust design to suitably identify any odour/potential odour issues associated with the development. Should the assessment identify that odour may detrimentally impact on residents, then an odour management plan must be provided stating the odour mitigating practices/equipment which is proposed to be installed/implemented. The odour management plan shall be implemented prior to the end use of the development and maintained thereafter. REASON: In the interest of neighbour amenity in accordance with Local Plan Policy SD4.
5 Prior to being brought into end use a noise impact assessment should be submitted to and approved in writing by the Local Planning Authority. The noise impact assessment shall be carried out by a competent person in accordance with all relevant guidance and standards and of sufficiently robust design to suitably identify any noise/potential noise issues associated with the development. Should the assessment identify that noise may detrimentally impact on residents, then a noise management plan must be provided stating the noise mitigating practices/equipment which is proposed to be installed/implemented. The noise management plan shall be implemented prior to the end use of the development and maintained thereafter. REASON: In the interest of neighbour amenity in accordance with Local Plan Policy SD4.
6 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
7 The premises shall not be open to customers outside the following hours:- 11:00 - 23:00 each day REASON: To ensure the development would not cause any issues in terms of noise and disturbance in the interest of residential amenity in accordance with policy SD4 of the Local Plan.
8 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
