1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 31/07/2024 - Proposed site plan received by the Local Planning Authority on 31/07/2024 - Proposal plans and elevations received by the Local Planning Authority on 15/010/2024 - Photograph of fascia received by the Local Planning Authority on 25/10/2024 - Section thorugh timber fascia detail received by the Local Planning Authority on 25/10/2024 - Annotated plan with details of render colour received by the Local Planning Authority on 25/10/2024 REASON: To accord with the terms of the planning application.
3 Development shall be carried out in accordance with the render, roof tile, window and fascia materials specified on the approved plans received on the 15th October and 25th October 2024. Reason: To ensure that the external appearance of the building is satisfactory
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
