1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans, materials details and documents: - Proposed ground floor plan and location plan AMENDED 7 11 2024 received by the Local Planning Authority on 07/11/2024 - Proposed first floor plan and roof plan AMENDED 7 11 2024 received by the Local Planning Authority on 07/11/2024 - Proposed front and side elevation AMENDED 7 11 2024 received by the Local Planning Authority on 07/11/2024 - Proposed rear elevation AMENDED 7 11 2024 received by the Local Planning Authority on 07/11/2024 - Flood Risk Assessment received by the Local Planning Authority on 01/08/2024 - Arboricultural Survey Impact and Method Statement Report received by the Local Planning Authority on 15/11/2024 REASON: To accord with the terms of the planning application.
3 The development hereby approved shall be carried out in full accordance with the details contained in the Arboricultural Survey; Impact and Method Statement Report submitted to the local planning authority on 15/11/2024. Reason: Required to safeguard and enhance the character and amenity of the site and locality and to avoid any irreversible damage to retained trees in accordance with Local Plan Policy SD4.
4 The development hereby approved shall be carried out in accordance with the alterations to reduce flood risks detailed within the Flood Risk Assessment received by the local planning authority on the 01/08/2024. REASON: To protect future occupiers from flooding in accordance with Local Plan Policy SD7.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
