# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Plans and elevations (ref Page 02 Rev 1) received by the Local Planning Authority on 30.10.2024 Proposed Elevations and site plan (ref Page 03 Rev 1) received by the Local Planning Authority on 30.10.2024 REASON: To accord with the terms of the planning application.
3 Prior to construction above ground level, full details and/or samples of all bricks and roof slates to be used in the external elevations and for the roof shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
