# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 26/07/24 Proposed Floor Plan received by the Local Planning Authority on 05/07/24 REASON: To accord with the terms of the planning application.
3 Prior to the use hereby approved becoming operational, an operation and noise management plan shall be submitted to and approved in writing by the Local Planning Authority. The management plan should detail matters including: • opening hours of the nursery • the times at which the external play area is to be used • the numbers of children to be using the outside area at one time and how this is managed The submitted scheme shall detail the controls to be implemented to ensure that the operations and noise from the development do not cause disturbance to nearby residential properties. The development shall be carried out in accordance with the approved scheme unless otherwise agreed in writing with the Local Planning Authority. REASON: In the interest of neighbour amenity
4 Within 3 months of the commencement of development hereby approved a full Travel Plan must be submitted to and approved in writing by the Local Planning Authority. The approved Travel Plan shall be implemented prior to first occupation with the development thereafter being occupied in accordance with the approved Travel Plan unless agreed otherwise in writing by the Local Planning Authority. Reason: To promote sustainable transport measures for visitors/staff/residents having regard for Local Plan Policy and section 9 of the NPPF.
5 Prior to the first occupation of the building, a Pick-up and Drop-off Management Plan shall be submitted to and approved in writing by the Local Planning Authority. The Pick-up and Drop-off Management Plan shall detail how arrangements for pick-ups and drop-offs of pupils at the site will be managed. The Management Plan shall be implemented as part of the development hereby approved and retained in perpetuity. Reason: In the interests of the free flow of traffic, highway safety and the amenities of residents having regard for Local Plan Policy and section 9 of the NPPF.
6 No part of the development hereby approved shall be occupied until the areas shown on the approved plans for cycle parking have been constructed and laid out in accordance with the approved plans, and thereafter such areas shall be retained solely for such purposes. Reason; To ensure a satisfactory form of development and in the interests of highway safety having regard for Local Plan Policy and sections 9 and 12 of the NPPF.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
8 Informative Note - The applicant should ensure they are aware of their responsibly when carrying out the proposed development in relation to the Wildlife and Countryside Act 1981.
