1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 20/06/2024 - Site plan received by the Local Planning Authority on 02/07/2024 - Proposed front elevation received by the Local Planning Authority on 20/06/2024 - Proposed plans and front elevation received by the Local Planning Authority on 20/06/2024 - Window detail and section plan (Page 06) received by the Local Planning Authority on 20/06/2024 - Window detail and section plan (Page 07) received by the Local Planning Authority on 20/06/2024 - Proposed elevation (Shutter lowered) received by the Local Planning Authority on 02/07/2024 REASON: To accord with the terms of the planning application.
3 • Prior to their installation, full details and/or samples of the railings shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area and the setting of nearby listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan.
4 • Prior to their installation, full details and/or samples of the windows showing jointing and surface finish shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area and the setting of nearby listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 INFORMATIVE NOTE: The consent does not include approval of shop signage shown on the approved plans. The fascia, hanging sign and window transfers may require separate consent under the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
