1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 20/06/2024 - Proposed site plan received by the Local Planning Authority on 17/07/2024 - Proposed front elevation received by the Local Planning Authority on 15/07/2024 - Proposed rear elevation received by the Local Planning Authority on 15/07/2024 - Proposed elevations and layout of rear extension received by the Local Planning Authority on 15/07/2024 - Proposed floor layout received by the Local Planning Authority on 15/07/2024 - Proposed dormer layout received by the Local Planning Authority on 15/07/2024 REASON: To accord with the terms of the planning application.
3 Prior to construction of the dormer, details drawn at a scale of not less than 1:50 shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. Reason: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to installation of the railings, full details and/or samples shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. Reason: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 The replacement windows shall be in accordance with Appendix 3 – SCA LDO Drawing No.1 of the Saltburn Article 4 Direction and Local Development Order 2021 Reason: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
6 The replacement and proposed roof tiles hereby approved shall be slate tiles to match the existing roof tiles. Reason: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
