# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 19/06/2024 - Site plan received by the Local Planning Authority on 19/06/2024 - Proposed plans and elevations received by the Local Planning Authority on 20/06/2024 REASON: To accord with the terms of the planning application.
3 Prior to construction of the dormer, sectional drawings of the dormer, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the character of the conservation area, as required by Policy HE1 of the adopted Local Plan.
4 Prior to construction of the rear yard wall, full details and/or samples of the brick to be used shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan
5 Prior to installation, full details of the rear yard gate and front metal railings shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
