| 3 | The access hereby permitted shall not come into use until the highway works detailed below have been carried out in accordance with drawings submitted to and approved in writing by the Local Planning Authority: a) Installation of 12m radius kerbs to formalise the access; b) Installation of footways; c) Tarmac surfacing works as required; d) Installation of tactile paving and dropped crossing arrangement; and, e) Road lining as required. Reason: In the interests of providing a safe means of access to the site by all modes of transport and to, minimise disruptions to the free flow of traffic having regard for Local plan policy and sections 9 and 12 of the NPPF. |
| 4 | The application hereby approved shall not be brought into use until an agreement has been entered into with the Highways Authority to adopt the new access arrangement and that access should be constructed in accordance with plans submitted to and approved in writing with the Highways Authority. Reason: To ensure the satisfactory design of the road layout and in the interests of free flow of traffic, safety of highway users and amenity of residents having regard for Local Plan Policy and sections 9 and 12 of the NPPF. |
| 5 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated. |
