# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Plans and elevations (ref date 07.11.2024) received by the Local Planning Authority on 07.11.2024 Proposed Floor Plans (ref date 07.11.2024) received by the Local Planning Authority on 26.11.2024 Proposed Side Elevations (ref date 15.09.2024) received by the Local Planning Authority on 24.10.2024 Proposed Site Plan (no ref) received by the Local Planning Authority on 04.06.2024 REASON: To accord with the terms of the planning application.
3 Prior to construction of the dormer, details drawn at a scale of not less than 1:50 shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area, as required by Policy HE1 of the adopted Local Plan.
4 Full details of the windows to be installed within the dormers and roof lights shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with those details. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Prior to construction of the dormer, full details and/or samples of all materials including roofing slates, windows, rainwater gutters and pipes to be used in the external elevations and for the roof shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area, as required by Policy HE1 of the adopted Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
