# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Plan (ref Job No 757 sheet 1 of 1) received by the Local Planning Authority on 10.04.2024 Proposed floor plan (ref Job No 757 sheet 4) received by the Local Planning Authority on 10.04.2024 Proposed elevations (ref Job No 757 sheet 6 rev A) received by the Local Planning Authority on 30.04.2024 Proposed plan and section (ref Job No 757 sheet 5 rev A) received by the Local Planning Authority on 30.04.2024 REASON: To accord with the terms of the planning application.
3 The external materials to be used in the carrying out of this permission shall be composite cladding and render as provided to the local planning authority on the 30.04.2024. The development shall be completed in accordance with the approved details. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
