# Condition Details
1 The development hereby permitted shall be completed within 3 years from the date of this permission. Reason: By virtue of the provision of Section 2, Part 3 Class Q.2(3) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan Revised 23 04 2024 received by the Local Planning Authority on 23/04/2024 - Proposed elevations received by the Local Planning Authority on 10/04/2024 - Proposed floor plan received by the Local Planning Authority on 10/04/2024 REASON: To accord with the terms of the planning application.
3 No above ground construction work shall be undertaken until details of the materials to be used in the construction of the external surfaces of the development, and hard surfacing including the access road, have been submitted in writing to the Local Planning Authority for approval and samples have been made available on the application site for inspection (and the Local Planning Authority have been advised that the materials are on site) and the materials have been approved in writing by the Local Planning Authority. The development shall be constructed of the approved materials in accordance with the approved method. Reason To ensure that the external appearance of the development is compatible with the immediate surroundings of the site and the area as a whole in accordance with Redcar and Cleveland Local Plan Polices SD4 and N1.
4 Above ground construction shall not be commenced until details relating to boundary walls, fences and other means of enclosure for all parts of the development have been submitted to and approved in writing by the Local Planning Authority. The development shall be implemented in accordance with the approved details. Reason To ensure that the external appearance of the development is compatible with the immediate surroundings of the site and the area as a whole in accordance with Redcar and Cleveland Local Plan Polices SD4 and N1.
5 No external lighting shall be installed other than in complete accordance with a scheme that has previously been approved in writing by the Local Planning Authority. Reason In order that the Local Planning Authority can consider the impact of the proposed lighting scheme and avoid environmental pollution in accordance with Local Plan Policies SD4 and N1
6 In the event that contamination is found at any time when carrying out the approved development that was not previously identified it must be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment must be undertaken, and where remediation is necessary a remediation scheme must be prepared which is subject to the approval in writing of the Local Planning Authority. Following completion of measures identified in the approved remediation scheme a verification report must be prepared, which is subject to the approval in writing of the Local Planning Authority. Following completion of the development a report must be submitted confirming that unexpected contamination was not encountered during the development. Reason : To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors.
7 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
