# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans and detailed external materials: - Location plan received by the Local Planning Authority on 27/02/2024 - Proposed site plan amended 24.04.2024 received by the Local Planning Authority on 24.04.2024 - Proposed elevations received by the Local Planning Authority on 27/02/2024 - Proposed floor plans received by the Local Planning Authority on 27/02/2024 - Proposed roof plan received by the Local Planning Authority on 27/02/2024 - Proposed plans and elevations of garage received by the Local Planning Authority on 27/02/2024 REASON: To accord with the terms of the planning application.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
4 Prior to the occupation of the development hereby approved, the existing driveway shall be extended in accordance with the proposed site plan received on the 24/04/2024. The additional parking area shall be constructed from porous/permeable materials or provision made to direct run-off water from the hard surface to a permeable or porous area or surface within the curtilage of the dwelling house. The approved car parking layout shall be retained for the lifetime of the development. REASON: In the interests of highway safety and to prevent increased risk of flooding from surface water run-off in accordance with Local Plan Policy SD4.
