# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Site plan received by the Local Planning Authority on 05/02/2024 - Proposed plans and elevations received by the Local Planning Authority on 02/02/2024 REASON: To accord with the terms of the planning application.
3 Prior to removal of the existing shopfront, full details of the profile and rebates of the shopfront shall be shown in a side elevation and sectional drawing at a scale of not less than 1:20, to be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the approved details. REASON: To safeguard and enhance the special character of the conservation area as required by Policy HE1 of the adopted Local Plan
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
